These Terms and Conditions apply to all the bookings and stays with Kotor Nest, including the privacy policy while using the Kotor Nest website, and should therefore be read carefully.

Booking Conditions

Your booking at Kotor Nest is considered confirmed when you receive the confirmation email. A deposit of 20% of the total amount will be charged within 24 hours after the booking process is completed, after which your booking will be officially confirmed. Full payment (the remaining 80%) will be charged upon your arrival. The person signing the booking form must read and accept these Booking Conditions. In the case of a group booking the group leader or « lead name » must have the authority to sign on behalf of everyone in the group. The lead name will be responsible for the full cost of the holiday including insurance premiums, cancellations, and amendment charges.

No Booking shall be treated as confirmed until the details and/or payment/deposit described in this paragraph have been provided. We reserve the right to refuse to accept bookings at our absolute discretion. Please inform us immediately if there are any discrepancies in the costs or details of your booking.

Pricing

Upon making your booking the price of your stay will not normally be subject to change, however, we reserve the right to increase or decrease prices. Kotor Nest has the right to cancel a person’s place if the full deposit payment is not received punctually.

Cancellation policy

• If the guest cancels more than 30 days before the arrival date, the total deposit payment (20% of the total amount) will be refunded.

• If the guest cancels less than 30 days before the arrival date, the deposit is non-refundable. A voucher for the amount of the payment will be offered to the guest. This voucher is valid for 12 months from the date of cancellation.

• If the guest cancels less than 7 days before the arrival date, the guest will be charged the full amount of the reservation. A voucher for the deposit amount (20% of the total amount) will be offered to the guest. This voucher is valid for 12 months from the date of cancellation.

• If the guest arrives and decides to leave earlier than scheduled, in the case of a no-show or cancels the booking after the arrival date, the full amount will be charged.

If you are obliged to cancel your booking please contact us as soon as possible.

House rules

Treat the staff and other residents with respect. We are an inclusive community. We encourage diversity and this means we have people with different levels of income, education, backgrounds & culture. We have a no-tolerance policy for bullying, defaming, abusing, harassing, harming, or threatening anyone (including our staff) during your stay at Kotor Nest.

We have a Community Manager onsite to facilitate your coliving experience. Their tasks include facilitating the organization of activities, check-in & check-out of the guests, and helping guests navigate around. Keep in mind that some of our staff have a part-time position and therefore are not a 24/7 concierge service. We invite you to be proactive in creating your own experience

Follow our house-specific rules to keep the house tidy and the noise level low. Even though we have a cleaning staff coming regularly to maintain the cleanliness of Kotor Nest facilities, for the wellbeing of the community, we expect the residents to keep the house tidy and clean after themselves. We have a no-noise policy after 10 PM during the week and 11.30 PM on the weekends (Friday and Saturday). Our residents are working and we want to ensure everyone has a productive stay.

Creating a safe environment for the colivers is our top priority. We therefore don’t accept any acquaintances, friends, or family members entering the house, without previously informing the staff. We reserve the right to refuse or accept guests who are outside of our community.

Guests are not permitted to smoke in rooms or common indoor areas.

We accept small, apartment and human-friendly dogs. Kotor being a cat city, it’s highly advisable that your dog is cat-friendly as well.

Arrival / Departure

Please have a look at the FAQ page, where you can find additional useful information. After your booking is confirmed, we will send you a welcome email containing recommendations about your arrival and Kotor Nest. We can not be held responsible for missed flights, public transportation deficiencies, or hotel stay expenses because of a missed connection. A couple of days prior to your arrival, we will invite you to our WhatsApp group and send you a link to our Welcome Guide where you will find a lot of useful information.

Check-in time is after 3 PM. If you arrive earlier, you can access the property, but will probably have to wait until your room is ready. Check-out time is until 11 am. If you plan to leave later, you can stay in the property, but you will have to free your room. We always try to be flexible and accommodate special requests when possible.

Other

It is the guests’ responsibility to ensure that they have the correct visas and other appropriate travel documents for entry into Montenegro. Bear in mind that up to this date, Montenegro is not a member of the European Union or Schengen Zone, so make sure you check all the conditions and travel requirements before booking your stay at Kotor Nest. The official currency in Montenegro is Euro (EUR).

Your booking is for a class of room and does not guarantee that you will be able to stay in a specific room or the same room for the duration of your stay. If you have indicated a preference for a particular room with your reservation, we will use our reasonable efforts to honor this preference. However, we may need to allocate an alternative room to you for operational or safety reasons. If we need to move you to a different room during your booking for which a lower rate is available than the rate you booked, we will refund you the difference in the rates.

Kotor Nest reserves the right to refuse to further accommodate hosts behaving irresponsibly and contractual obligations will be terminated. Where this is the case shall have no obligation to refund you for lost accommodation, other services, or any other loss or expense incurred.

Kotor Nest accepts no responsibility for loss, theft, or damage to persons or property during their stay. In case of damage or theft that a guest causes to the property, they will be held responsible and required to reimburse Kotor Nest up to the amount of the damage. In such a case, Kotor Nest will send an invoice that must be paid within 30 days of reception.

It is strongly recommended that you have valid travel insurance that covers your loss for unforeseen circumstances or accidents; such as illness, family emergencies, or other situations that may affect your travel plans. Kotor Nest can not be held responsible in case of injuries, accidents, or death. Any injuries, accidents, or death that might occur during the stay at Kotor Nest have to be covered by the guest’s insurance or expenses.

When ordering or registering on our site, as appropriate, you may be asked to enter your name, email address, credit card information, or other details to help you with your experience.
